Nominations are open for the 13th Annual Las Vegas Jewel Awards – A NIGHT IN WONDERLAND.  The Nomination period is from July 8 to August 2, 2019.  Metrics must be returned by August 16, 2019.

The NVSAA Jewel Awards are the most honored awards given in recognition of superior contributions and exemplary achievements in the multifamily housing industry!

We will be providing the metrics spreadsheets or the requirements to the nominees for submission once they are nominated.

Below you will find the criteria for each award category.  There is a $50 nomination fee for each nomination.  If your nominee has already been nominated, you will be notified and your payment will be refunded.  To complete the nomination registration please click here.

 

Deadline for nominations is August 2, 2019 at 11:45pm.   Metrics are due back August 16, 2019 at 11:45pm.

 

LAS VEGAS INDIVIDUAL ACHIEVEMENT AWARDS

FOR ALL AWARDS:

  • You must be in this position for one (1) year and currently employed to qualify for any award.
  • Provide 12 consecutive months of metrics and history of your performance (depending on category criteria).
  • Nominee must be a member in good standing of NVSAA.

Regional Manager of the Year

The winning Regional Manager must be a member of NVSAA in good standing. Submissions will be judged on the following metrics listed below.

The following dates, July 1, 2018 through June 30, 2019, should be used when submitting your metrics (12 months of history).

You must be in this position for one (1) year and currently employed in this position to qualify. You can be at multiple properties during the time frame noted above.

Your Metrics need to be from the current Portfolio you are managing.

Best New Community Design

This award recognizes the Developer/Owner/Management Team who implemented the best new community design built in 2018-2019.  The judges’ on-site tour will consider innovation, floor plan functionality, interior apartment features, site layout, architecture, signage, curb appeal, landscape design, level of completion, maintenance and impact on the surrounding community.  The winner must be a member of NVSAA in good standing.

Best Renovated Community Design

This award recognizes the Developer/Owner/Management Team who implemented the best renovated community design initiated after January 1, 2018 with a minimum investment of $5,000 per unit.  In addition, before and after photos are required to be submitted, once you receive your nomination notification.  The judges’ on-site tour will consider innovation, age of the property, interior apartment upgrades and features, construction size and scope, architectural design, amenities, landscape design, level of completion, maintenance and impact on the surrounding community.  The winner must be a member of NVSAA in good standing.

Property Management Company of the Year

The winning PMC must be a member of NVSAA in good standing.  Submissions will be judged on the following metrics listed below.

The following dates, July 1, 2018 through June 30, 2019, should be used when submitting your metrics (12 months of history).

  • PORTFOLIO INCOME GROWTH % Trend – Total Revenue
  • PORTFOLIO EXPENSE CHANGE % Trend

PMC must have 50% of entire portfolio registered as members of the NVSAA (1500 or greater qualifying units.)

There will be no nominations for the 3 above awards. These awards will be chosen by the NVSAA Executive Officers. NVSAA Executive Officers are EXCLUDED from these awards.
